Every room has a number and a character of its own. We show them one by one so you can pick the particular room, not a category from a price list.
In brief
All the rooms are upstairs and in the attic, and every one has a double bed. What differs is the extra beds, the finish and the view: ten rooms have their own balcony, and room 2 has a glazed loggia with armchairs. Every room has the same basics:
Balcony facing the meadow
A bright attic room with a sloping ceiling above the bed and a door onto the balcony facing the meadow. Wrought-iron railings, a small table and two chairs: somewhere to have your first coffee before heading down into the valley.
A glazed loggia instead of a balcony
Instead of an open balcony, this room has its own glazed loggia under the wooden gable: two armchairs, a table and a view into the greenery through a triangular window. You can sit there in the rain too — and in the mountains it rains more often than the plan for the trip assumes.
A third bed, not a folding extra
The most adaptable layout in the house: a double bed and a single one beside it, so it takes a couple with a child or three adults. There is also a full desk with a coffee set and a television straight ahead.
Overlooking the garden and the playground
A room whose balcony looks out over the garden and the playground, so you can see what the children are up to on the grass. Inside there is a desk with a kettle, a television and a large wardrobe in the corner.
Traditional Podhale woodwork
A quiet double room with a carved door and a coat rack in the traditional Podhale style. The bathroom has a shower and a hairdryer; the balcony looks out at the spruces on the far side of the meadow.
A wide view from the balcony
A double room off the corridor hung with photographs of the Tatras, with a balcony opening onto a broad field and the road towards the valley. In the evening you can see the whole line of the ridge from here.
The only room with a bath
The largest room at Kojsówka and the only one with a bath rather than a shower. Besides the bed there is a big corner sofa that folds out for two more people, and the balcony runs the length of the wall, looking over the garden, the trampoline and the forest.
An attic finished entirely in wood
A room finished in wood from the floor to the gable, with a carved beam above the bed and a separate entrance hall with coat hooks and a bench. The corner sofa adds two more beds, the bathroom has a shower and a roof window, and a glazed door with wrought-iron railings leads outside.
Walk-in shower, no tray
A double room under the wooden gable, with an ornately carved door and a walk-in shower set flush into the floor. From the balcony you can see the garden and the houses of Witów.
Two areas in one room
A spacious family room in the wooden attic: a double bed against a wall of spruce logs and a corner sofa on the opposite side. The balcony opens straight onto the lawn and the forest, and the shower in the bathroom is set flush into the floor.
A triangular window in the gable
The most intimate room in the house: a sloping ceiling, a carved beam above the bed and a triangular window in the gable looking into the treetops. It is the only room with no door to the outside, which also makes it the quietest.
A high, open gable
A large room for three with a high, open gable and carved beams. Besides the double bed there is space for a comfortable extra bed, plus a sofa to sit on, a wardrobe for a longer stay and a wide door onto the balcony overlooking the garden.
Rooms
Rezydencja Kojsówka has twelve rooms sleeping up to 32 guests in total. You book a specific numbered room rather than a category from a price list: you choose the one whose photographs and layout suit you, and that is the room waiting for you when you arrive. The rooms differ in the number of beds, the finish and the view, so it is worth looking through them one by one.
Eight rooms are doubles, and these are what couples usually choose. Two rooms have a third bed, and three more (numbers 7, 8 and 10) have a fold-out corner sofa, which means four beds in a single room — the thing that matters for families with children and for groups of friends. For larger bookings — a family gathering, a company trip, a celebration — the whole house can be taken.
Kojsówka is a small house and the interiors match: warm, quiet, without hotel sterility. The windows look out onto greenery and the surrounding country, and in the evening what you mostly hear is the river. That is a real difference from rooms on a busy road or in the centre of Zakopane, where noise can cut a night's sleep short.
Breakfast is included in the price of every stay, whichever room you choose. We serve it every morning in the dining room, unhurried, so that you can eat properly and only then decide where to head. The same applies to a short weekend break and to a longer summer booking.
At Kojsówka, how comfortable a stay is does not come down to floor area alone. Guests have the run of a very large garden that goes down to the river, a terrace, a spot for a bonfire and a barbecue, and a wood-fired garden hot tub available for a surcharge of 300 zł. It means that even on a rainy or a very hot day there is somewhere to be beyond four walls.
There is also a large free car park on site. You do not have to look for a space along the road or pay for parking. For guests arriving by motorbike it means leaving the bike somewhere quiet overnight; for families with small children, a short walk from the car to the room with all the luggage.
When you book, it helps to tell us straight away how many adults and children are coming and how old the children are. Sometimes one room for four works better, sometimes two doubles next to each other, and we are glad to advise if you are unsure. If you are travelling with a pet, do mention that too, so we know which room to set aside.
For larger groups, above a dozen or so people, the simplest thing is to e-mail or call us rather than book the rooms one at a time. With twelve rooms and a limit of 32 guests, the layout of the whole house can be settled in a single conversation, including a celebration in the dining room if you want one.
For one night on the road, what counts is a quiet night's sleep and somewhere to park. Any of our rooms will do that. For a stay of several days it is worth thinking about how many people will be getting ready at the same time in the morning, and whether the children are to sleep in the same room as the adults. That usually matters more than floor area, and with twelve rooms we can suggest a layout that fits the particular group.
The busiest periods are the winter half-term, long weekends and the summer holidays. In those weeks the rooms for three and four go first, because that is when most families come. Out of season there is far more availability, and Witów can be almost empty — which for many guests is the best time to come. Current dates and prices are in the online booking system.

Yes, stays with pets are possible if you let us know in advance. That way we can prepare a suitable room and pass on the house rules. The large garden makes daily walks with a dog easy.
We confirm the times in the booking e-mail, as they are sometimes adjusted by season. If you are arriving late in the evening or need to leave later, write to us — it can usually be arranged. If you arrive early, you are welcome to leave your luggage with us.
Yes. Many guests stay a week or more, especially in summer. On a longer stay what the house has around it — the garden, the terrace, the hot tub, the fire pit — matters more than the size of the room itself. The terms of such a stay are best agreed directly with us.
The price depends on the dates, the number of guests and the length of the stay, so current rates are shown in the online booking system. Every rate includes breakfast and free parking; the garden hot tub is charged separately (300 zł). For longer stays and for booking the whole house, do ask us about individual terms.
