Position

At the mouth of the Chochołowska Valley, a quarter of an hour from Zakopane

Kojsówka stands in Witów, at the mouth of the Chochołowska Valley and away from the main flow of tourist traffic. The entrance to the valley at Siwa Polana is a short drive, the Chochołowskie Thermal Baths a few minutes, and Zakopane a little over a quarter of an hour.

A position like that lets you spend one day in the Western Tatras, the next at the thermal baths, the third in Zakopane and the fourth without leaving the garden. For some guests it is that last option that turns out to be the best part of the holiday.

  • The Witów Ski slope runs next door in winter
  • The path up Magura Witowska starts beside the house
  • A large free car park on the grounds

Scale

A house that simply has more room in it

Twelve rooms and up to thirty-two guests is a deliberate scale: large enough to hold a family gathering or a group of friends, small enough that it never feels like staying in a hotel.

There is no reception-desk hurry here, no long corridors and no anonymity. Guests most often describe Kojsówka as exactly that: a house that simply has more room in it.

Rooms

Two kinds of stay, twelve rooms

Eight double rooms for couples, two for three and three for four with a fold-out sofa. You book a specific numbered room, and each one is described and photographed separately.

Every room has its own bathroom, and breakfast is included in the price whichever room you choose.

The garden

Large grounds with a path down to the river

A very large green plot wraps around the house: a terrace, a spot for a bonfire and a barbecue, room to play, and a path leading straight down to the river. It is this side of the place that makes guests stay put rather than drive off every day.

The same grounds hold the wood-fired garden hot tub. Using it costs 300 zł. We agree the bathing time on the spot, because water heated by fire needs time.

  • Wood-fired hot tub (surcharge: 300 zł)
  • A fire pit and barbecue with no separate area to reserve
  • The path down to the stream needs adult supervision

Breakfast

The morning in the dining room

Breakfast is included in the price of every stay and served every morning in the dining room. The day starts at the table, not in a queue.

Please mention diets and particular needs when booking. At the scale of a small house they can be accommodated.

Celebrations

The whole house can be hired, too

The dining room lets us host christenings, first communions, birthdays, anniversaries, family gatherings and company events. For larger occasions the whole house can be booked, and then the twelve rooms, the dining room and the garden are at a single group's disposal.

The menu, the layout of the rooms and the timings are agreed individually - ideally well ahead, as weekend dates go fastest.

Booking

The house is small, so places run out sooner

For the winter break, long weekends and the summer it is worth booking ahead. For a larger group, a celebration or arriving with a pet, the simplest thing is to write or call. We will match the rooms to the number of people.

About the house

Rezydencja Kojsówka: a small guest house in Witów, Podhale

Rezydencja Kojsówka has twelve rooms and takes up to 32 guests at a time. That scale is deliberate: large enough to hold a family gathering or a group of friends, small enough that it never feels like staying in a hotel. There is no reception-desk hurry here, no long corridors and no anonymity. Guests most often describe Kojsówka as a house that simply has more room in it.

The building stands in Witów, at the mouth of the Chochołowska Valley and away from the main flow of tourist traffic; Zakopane is a little over a quarter of an hour away. Around it lies a very large green plot: a terrace, a spot for a bonfire and a barbecue, room to play and a path leading straight down to the river. The same grounds hold the wood-fired garden hot tub, available for a surcharge of 300 zł.

Who Kojsówka suits

The guests who stay here most often are families with children, couples looking for quiet, groups of friends planning a few days in the mountains, and people coming for a family celebration. A good share are also travellers by car and by motorbike, for whom the large free car park and the convenient position on the route towards the Tatras and western Podhale are what count.

Kojsówka works particularly well when the stay is longer than one night. The place is set up so that you can spend a whole day here without going anywhere: the garden, the river, the terrace, the hot tub and the dining room add up to enough space that nobody feels crowded.

What the price includes

Every stay includes breakfast, served every morning in the dining room. Guests also have the run of the whole garden with its fire pit and barbecue, and free parking on the grounds. The garden hot tub is charged separately (300 zł); we agree the time on the spot so the water is hot when you want it.

We also welcome guests with pets. Just mention it when booking so we can pick a suitable room. The size of the grounds makes the daily walk easy, and the river and the forest start more or less at the fence.

Celebrations and hiring the whole house

The dining room lets us host christenings, first communions, birthdays, anniversaries, family gatherings and company events. For larger occasions the whole house can be booked, so that a wedding party or a group on a training course has the entire place to itself, garden included. The menu, the layout of the rooms and the timings are agreed individually — ideally well in advance, as weekend dates go fastest.

Position: what is within reach

Witów lies at the mouth of the Chochołowska Valley, so the entrance at Siwa Polana is a short drive away. The Chochołowskie Thermal Baths are a few minutes by car, and Zakopane a little over a quarter of an hour, depending on traffic. The Witów Ski slope runs right next door in winter, and the path up Magura Witowska and the ridge route towards Gubałówka both start beside the house.

A position like that means you can spend one day in the Western Tatras, the next at the thermal baths, the third in Zakopane and the fourth without leaving the garden. For some guests it is that last option that turns out to be the best part of the holiday.

Booking

Dates and prices are in the online booking system. If you are planning a stay for a larger group, a family celebration or arriving with a pet, the simplest thing is to write or call — we will match the rooms to the number of people. For the winter break, long weekends and the summer it is worth booking ahead, because the house is small and places run out sooner than in a large hotel.

FAQ

Questions about the house

How is Kojsówka different from a hotel?

It is a small twelve-room house, run without hotel routine and without a crowd at breakfast. Guests have the whole garden, the terrace, the fire pit and the hot tub at their disposal, not just a room and a corridor. That scale also means the whole house can be hired for a single occasion.

Can the whole house be hired?

Yes. For larger family gatherings and company events the whole house can be taken — twelve rooms and up to 32 people. The dining room and the garden are then at the group's disposal as well. Details are agreed individually, ideally several months ahead.

Is Kojsówka a good place for families with children?

Yes. The large green plot around the house is one of its main advantages for families. Children have room to run without leaving the grounds, and the rooms for three and four let everyone sleep together. The path down to the river of course needs adult supervision.

Is anything besides the room included in the price?

Every stay includes breakfast. Parking, the garden, the terrace and the fire pit and barbecue are all free to use as well. The wood-fired garden hot tub is charged separately: 300 zł. Other services are arranged individually.

How does the hot tub work?

The tub stands in the garden and is heated by fire, so the water needs time to warm up. That is why we agree the bathing time on the spot, usually the day before or in the morning. Use of it is charged separately.

Is the house open all year?

Yes, Kojsówka takes guests in every season, and each one looks different here. In winter the nearby Witów Ski slope and the cross-country trails are running; in spring the Chochołowska Valley fills with crocuses; in summer the garden and the river take over. The busiest periods are the school break and July and August.

Can I get here by public transport?

Witów is served by the minibuses running between Zakopane and Chochołów and on towards Czarny Dunajec, so arriving without a car is possible. Bear in mind, though, that having a car makes getting around the area much easier, especially for trips to the thermal baths and the valleys. We will tell you where the nearest stop is when you book.

Do you take guests with pets?

Yes, staying with a pet is possible if you mention it when booking. That way we can prepare a suitable room and let you know the house rules. The large garden makes daily walks a good deal easier.
