A quiet place by the river, at the mouth of the Chochołowska Valley

Rezydencja Kojsówka has twelve rooms and takes up to 32 guests at a time. That scale is deliberate: large enough to hold a family gathering or a group of friends, small enough that it never feels like staying in a hotel. There is no reception-desk hurry here, no long corridors and no anonymity. Guests most often describe Kojsówka as a house that simply has more room in it.

The building stands in Witów, at the mouth of the Chochołowska Valley and away from the main flow of tourist traffic; Zakopane is a little over a quarter of an hour away. Around it lies a very large green plot: a terrace, a spot for a bonfire and a barbecue, room to play and a path leading straight down to the river. The same grounds hold the wood-fired garden hot tub, available for a surcharge of 300 zł.

Who Kojsówka suits

The guests who stay here most often are families with children, couples looking for quiet, groups of friends planning a few days in the mountains, and people coming for a family celebration. A good share are also travellers by car and by motorbike, for whom the large free car park and the convenient position on the route towards the Tatras and western Podhale are what count.

Kojsówka works particularly well when the stay is longer than one night. The place is set up so that you can spend a whole day here without going anywhere: the garden, the river, the terrace, the hot tub and the dining room add up to enough space that nobody feels crowded.

What the price includes

Every stay includes breakfast, served every morning in the dining room. Guests also have the run of the whole garden with its fire pit and barbecue, and free parking on the grounds. The garden hot tub is charged separately (300 zł); we agree the time on the spot so the water is hot when you want it.

We also welcome guests with pets. Just mention it when booking so we can pick a suitable room. The size of the grounds makes the daily walk easy, and the river and the forest start more or less at the fence.

Celebrations and hiring the whole house

The dining room lets us host christenings, first communions, birthdays, anniversaries, family gatherings and company events. For larger occasions the whole house can be booked, so that a wedding party or a group on a training course has the entire place to itself, garden included. The menu, the layout of the rooms and the timings are agreed individually — ideally well in advance, as weekend dates go fastest.

Position: what is within reach

Witów lies at the mouth of the Chochołowska Valley, so the entrance at Siwa Polana is a short drive away. The Chochołowskie Thermal Baths are a few minutes by car, and Zakopane a little over a quarter of an hour, depending on traffic. The Witów Ski slope runs right next door in winter, and the path up Magura Witowska and the ridge route towards Gubałówka both start beside the house.

A position like that means you can spend one day in the Western Tatras, the next at the thermal baths, the third in Zakopane and the fourth without leaving the garden. For some guests it is that last option that turns out to be the best part of the holiday.

For the winter break, long weekends and the summer it is worth booking ahead, because the house is small and places run out sooner than in a large hotel.
