House rules

These rules apply to stays at Rezydencja Kojsówka at Witów 244 F, 34-512 Witów, operated by Edward Krupa Firma Handlowo-Usługowa. Making a booking means that all the people named in it have read and accepted these rules.

The rules apply across the whole property: in the rooms, the shared areas, the dining room and the garden, including the path down to the river.

Check-in and check-out times are confirmed in the booking confirmation, as they are sometimes adjusted depending on the season and how full the house is.

• If you are arriving later, please call ahead; it can usually be arranged.
• Please tell us as early as possible if you would like to extend your stay; we accommodate it subject to room availability.
• You are welcome to leave luggage with us before check-in and after check-out.

A stay can be booked online through the Hotres system, and also by phone or e-mail. For larger groups, hiring the whole house and celebrations, please contact us directly.

Payment terms, the amount of any deposit and the cancellation rules are given in the booking confirmation. They vary with the dates and the length of the stay, and for hiring the whole house they are agreed individually. The booking terms describe the details.

Please present identification at check-in. The number of people staying may not exceed the number given in the booking.

• Accommodation, including bed linen and towels.
• Breakfast: included in the price of every stay.
• The wood-fired garden hot tub: charged separately, 300 zł.
• A space in the free car park on the grounds.
• Use of the garden, the terrace and the fire pit and barbecue.

The hot tub is heated by fire rather than electricity, so the water needs time to warm up. We agree the bathing time on the spot; it is best to ask in the morning or the day before.

• Guests use the hot tub, the fire pit and the barbecue at their own risk.
• Children may be at the hot tub, the fire pit and by the river only under adult supervision.
• A path across the grounds leads down to a mountain stream. The water level changes after rain, so please keep away from the bank after heavy rainfall.
• Please do not bring glass into or near the hot tub.

• Quiet hours are from 22:00 to 7:00.
• Smoking is not permitted in the rooms or the shared areas.
• We do not host parties that disturb other guests. Family celebrations and company gatherings take place in the dining room, on terms agreed in advance.
• Please close the windows and door when you leave your room.

We welcome guests with pets if this is mentioned when booking. Please tell us what animal it is and how large. That way we can pick a suitable room and let the other guests know.

The owner is responsible for the animal's behaviour and for any damage. In the shared areas and the garden, please keep it under control at all times.

There is a large free car park on the grounds. The grounds are neither fenced nor guarded, so the property accepts no liability for theft of or damage to vehicles left there or their contents.

Guests are financially liable for damage caused by them or by their visitors, including to the fittings of the room and the shared areas.

Please look after valuables yourself. We will let you know about items left behind after departure and send them on at your request.

The hosts reserve the right to refuse further service to anyone who grossly breaches these rules or disturbs the peace of other guests.

Matters not covered by these rules are governed by Polish law. Any questions are simplest to clear up before you arrive, by phone or e-mail.
