Rezydencja Kojsówka

A quiet break: a few days by a mountain stream

There are holidays you come back from more tired than you left. This is about the other kind: when the only sound all evening is water running behind the garden.

The river running beside the garden at Rezydencja Kojsówka

In brief

  • Witów lies away from the main flow of tourist traffic, far from Krupówki but just over a quarter of an hour from Zakopane.
  • A very large green plot wraps around the house, with a path leading straight down to the river.
  • After dark, the sound of the water is practically the only background there is.
  • The terrace and the fire pit and barbecue are free to use; the wood-fired hot tub is charged separately (300 zł).
  • This is for people who want to rest rather than tick off as many attractions as possible in four days.

There is a kind of tiredness that sightseeing does not cure. When you spend the whole year in noise, notifications and other people's deadlines, a trip into the crowd on Krupówki fixes nothing — it simply swaps one din for another.

This piece is for people looking for the opposite: a few days somewhere nothing has to happen. We have written it as honestly as we can, including about who a stay like this will not suit.

What “quiet” actually means here

Quiet is a word every accommodation description uses. Here it means several countable things: the house is in Witów, away from the main tourist traffic, surrounded by a very large green plot, and a river runs along the valley floor, reached straight from the garden.

After dark the sound of the water is practically the only background there is. That is not a metaphor. Guests regularly tell us that on the first night they woke up because it was too quiet, and on the second slept better than they had in months.

What a day with no plan looks like

It starts with breakfast, which is included in the price and which nobody serves with an eye on the clock. After that, usually nothing in particular happens — and that is the point.

  • Morning: coffee on the terrace, a book, a walk down to the river. Possibly a short walk up onto the ridge above Witów.
  • Afternoon: a lounger in the shade, or a nap. The children have the whole garden and do not have to be driven anywhere.
  • Evening: the wood-fired hot tub, dinner off the barbecue, a fire.
  • Night: the river and nothing else.

From what we see, on a stay longer than three days almost every guest gives at least one day over entirely to this. It is usually the third or fourth day, after a run of walks in the mountains — and usually the day they remember best afterwards.

The mountains are there when you want them

Resting away from it all does not have to mean being cut off. The Western Tatra valleys start essentially at the gate: the Chochołowska, the Lejowa and the Kościeliska are within a few minutes by car, and the trail up Magura Witowska starts in Witów.

The Chochołowskie Thermal Baths are a few minutes' drive, Zakopane a little over a quarter of an hour. The difference is that after each of those trips you come back here, not into the middle of a town. So you can have both — provided your base is on the quieter side.

Who it is for, and who it is not

It works for couples who want to sleep their fill and talk without hurrying. For families with children, for whom a large garden is worth more than another paid attraction. For people working remotely who need to change the backdrop. And for those who simply come for a few quiet days before or after something difficult.

It will not work if you are looking for nightlife, shops and restaurants within walking distance, or full hotel service with an entertainment programme. Witów is a village below the Tatras and Kojsówka a small twelve-room house, and we do not pretend otherwise.

When it is quietest

PeriodWhat to expect
Novemberthe quietest of the whole year, mist in the valley, very few people
May and Junegreenery, long days, trails still without the summer crowd
September and Octoberthe best visibility, colour, lower prices
Midweek out of seasonpractically empty, in the surrounding valleys too
School break and summerthe most people in the area; still calm here, but not in the valleys

Before you book

Three things are worth knowing. First, the house has twelve rooms and when it is full you are not here alone; if you want complete exclusivity, the whole house can be hired. Second, the hot tub needs to be arranged in advance, because water heated by fire takes time. Third, breakfast is included, but lunches and dinners you organise yourselves, or we arrange them separately.

And the most important thing, obvious as it sounds: do not plan this trip in too much detail. The best days at Kojsówka are usually the ones that were meant to look completely different.

FAQ

Frequently asked questions

Can you really rest in quiet at Kojsówka?

The house is in Witów, away from the main tourist traffic, and a very large green plot surrounds it, with a path down to the river. After dark the sound of the water is practically the only background there is. It is an entirely different experience from staying in the centre of Zakopane.

Can you sit and rest by the river?

Yes. A path leads straight down from the garden to the water, and it is one of the spots guests choose most often. Bear in mind that it is a mountain stream: the water is cold and the level changes after rain. Children should only be by the water with an adult.

When is it quietest in the area?

It is calmest in November and midweek out of season, when even the surrounding valleys can be empty. May, June, September and October are very good too: warm and scenic, with the crowd either not yet or no longer there. During the school break and the summer it is still calm here, but decidedly not in the valleys.

Is this a good place to work remotely?

Many guests come precisely for a change of backdrop and some quiet to work in. It is worth mentioning it when you book so we can pick a suitable room. In mountain villages the internet signal varies, so it is better to settle the details before you arrive than after.

Can I hire the whole house so there are no other guests?

Yes. For group stays and celebrations the whole house can be taken — twelve rooms and up to 32 people. The garden and the dining room are then at the group's disposal as well. It is worth booking this in advance.

Are there shops and restaurants nearby?

Witów is a village below the Tatras, so there is no dense network of places within walking distance. The nearest restaurant is by the Witów-Ski slopes, and a wider choice is in Kościelisko and Zakopane. Breakfast is included with us, and many guests opt for the barbecue in the garden in the evening.

Is there anything to do if staying put starts to feel dull?

The Western Tatra valleys start essentially at the gate, the trail up Magura Witowska sets off from Witów, the Chochołowskie Thermal Baths are a few minutes by car, and Zakopane a little over a quarter of an hour. The difference is that after each trip you come back to quiet rather than into the middle of a town. We are glad to suggest a plan at breakfast.

How many days is it worth booking for a stay like this?

From what we see, it starts to make sense at three or four days. The first day goes on the journey and getting your bearings, the second usually on a walk in the mountains, and only the third tends to be the real one, spent entirely here. On shorter stays it is hard to slow down.
